Michael Hackman
Founder and Chief Executive Officer
Michael D. Hackman is the founder and Chief Executive Officer and oversees all the investment activities of the firm, as well as its operational management. Michael has more than twenty-eight years of experience in the acquisition, management and disposition of real property and capital assets. Pursuing value-added investment and development opportunities across four continents, Michael has conducted hundreds of real estate transactions and capital asset liquidations representing more than $1 billion in value. With deep expertise in industrial real estate, equipment and distressed investing, Michael has focused the firm on value-added real estate investments that involve either leased or vacant industrial properties, capital assets, financial restructurings or other unique real estate opportunities. Michael started in business with Majestic Realty in 1978, one of the nation’s largest developers of industrial real estate. Michael was also a partner at Rabin Brothers, one of the leading international equipment auction firms based in the United States, and was a founding member of the Industrial Auctioneers Association. Michael graduated from Ohio State University in 1978 with a degree in real estate finance.

Jonathan H. Epstein
President
Prior to joining the firm, Mr. Epstein was Managing Director of the Global Real Estate and Global Mortgage & Structured Finance Groups for the Asia/Pacific region at Lehman Brothers. In Asia, Mr. Epstein oversaw over 100 Real Estate & Structured Finance professionals in Japan, South Korea, Hong Kong, Singapore, Taiwan, Thailand and mainland China. Prior to his assignment in Tokyo, Mr. Epstein was head of the Global Asset Based Lending (GABLE) and Principal Finance Groups at Lehman Brothers in New York, which he co-founded in 1995. Before joining Lehman Brothers in 1991, Mr. Epstein worked at Merrill Lynch in their Asset Backed Securities Banking Group. While at Lehman Brothers and Merrill Lynch, Mr. Epstein has been responsible for over $60 billion in securitizations, over $12 billion in asset purchases and dispositions, as well as $20 billion in asset based financings, for both performing and non-performing assets. Mr. Epstein was vice chairman of ULI Japan. Mr. Epstein is a graduate of the School of Management at Boston University.


Scott Poland
Chief Financial Officer
Scott Poland is the Chief Financial Officer of HCP who oversees the firm’s financial, accounting and investor relations functions. Scott received his CPA certification while working for the Kansas City office of Touche-Ross and Co. He then moved to California where he spent nearly 20 years working for various entertainment companies including CBS, Inc. and Lorimar-Telepictures. Most recently, Scott was the Chief Financial Officer of Modern VideoFilm, Inc., a leading Hollywood post-production facility. There he assisted management in strategic business acquisitions, capital asset acquisitions, and maintaining financing relationships. Scott is a graduate of Kansas State University where he received his B.S. in Business Administration and Accounting.

David Smith
Vice President of Asset Management
David Smith is currently VP of HCP Asset Management. He started his career in business and product development in 1984 at Fitch Inc., an international product development and design consultancy group developing industrial and consumer products for 25 of the Fortune 100 companies as well as many start-ups and small businesses. Combining his love of manufacturing, product design and flying, David then purchased and managed Windsports, Inc., a Denver based manufacturer and distributor of flying toys. Upon successfully selling the business and returning back to the Midwest, David was responsible for building a product development team for Crane Products, a $300 million a year family-owned business and pioneer in the field of plastic and wood composite extrusions. In 2002, David joined HCP to manage Midlink Business Park, a 340 acre, 1.7 million sq. ft. facility in Kalamazoo, MI. David attended Western State College in Denver, CO.

Matt Schwab
Vice President of Acquisitions
Matthew Schwab is involved in the sourcing and valuation of the firm’s potential real estate and capital asset investments. Prior to joining the firm, Matt worked for the crisis management firm, Development Specialists, Inc. While at DSI, Matt assisted teams of professionals in various roles in some of its most complex restructuring and insolvency proceedings throughout the country. He performed numerous functions, ranging from managing the operations of a multi-million dollar consumer cosmetic company to the preparation of liquidation valuations and asset sales. Matt has an MBA from the Anderson School at UCLA and a B.S. from University of California, Santa Barbara.

Gary Barton
Senior Vice-President of Operations
Gary Barton is the Senior Vice-President of Operations. Gary is responsible for overseeing the day-to-day operations of the 340-acre world-class business park located on I-94 in Comstock Township.  Barton brings more than 20 years of profit-centered management experience in commercial construction and real estate development. He has expert knowledge in all aspects of property acquisitions, construction, and property management operations.  Gary received his Bachelor of Business Administration degree from Western Michigan University and extensive coursework in engineering and business at the University of Michigan.

Jeff Fullerton
Senior Associate
Jeff is responsible for the valuation, underwriting and on-going asset management of the firm’s residential developments and other real estate assets. Prior to joining the firm Jeff was a Project Manager with Fieldstone Communities, one the top 100 home builders in the United States. At Fieldstone Jeff managed all aspects for the delivery of over 600 new homes, including project financing, land acquisition, entitlement, land planning, new home design, construction, sales and marketing. Jeff has also held financial positions at MGM studios and KPMG. Jeff holds an MBA form Stanford University and a BA from the University of Montana.

Eddie Collins
General Counsel
Eddie Collins is the General Counsel of HCP and oversees the firm's legal functions. Prior to joining the firm, Eddie was a partner with the law firm of Kirkland & Ellis LLP, where he specialized in real estate transactions. Eddie received his B.S. from the California State University, a M.A. from the University of Chicago, and a J.D. from the University of Pennsylvania.
